One might ask what trains have to do with our business of property management?
From the 20th of January, the Queensland Government along with the Brisbane City council have increased their rail services on most lines throughout Brisbane and the surrounding areas. Press reports have indicated that an additional 200 services per day have commenced from this date. What this has done has created a revolution in the public transport network throughout south east Queensland as more train services link up with their counterparts on the Bus network.
Combine a great public transport network with the large infrastructure projects that have occurred over the last 5 years, i.e., gateway bridge upgrade and highway, x river and airport tunnels and soon the western tunnel to link to the airport along with the commencement of the second runway at the Brisbane airport, it seems Brisbane is finally stepping out of the dark ages and being seen as a more liveable city.
As an Investor, one should only invest in those areas or cities that have the prospect of solid capital growth. Brisbane it seems is becoming more liveable by the month and as such will attract more people to the area. As Brisbane grows into the 21st Century, it will become a metropolis to rival Sydney and Melbourne as these projects finally earn their money.
When one invests in a property, it is intrinsic to look at the infrastructure and the public amenities, along with liveability of the area of where you want to invest. Look at it from the tenants point of view, or an immigrant coming from interstate or overseas. What do they want? Tenants look at multiple facets of a property when renting, and through experience, we certainly know that public transport is high on their list.
We have recently moved ourselves and are located about 1 km from a train station which I can assure you our family use on a regular basis. You certainly do not want a railway line running along your back door, however, a station within a suitable walking distance is gold for most tenants.
